Todd's Tips Before signing a listing agreement or a buyer representative agreement, here are some key points you should consider. Although every agent will want to boast their past sales and specialites, you should ask or do these key points. 1) Ask the Agent "How well do you work with Title Companies, Lenders and especially other agents"? In my past experience you would be surprised! Do your research! Ask for references and phone numbers! 2) Send an email or leave a message and see how long it takes you to get a response? If your calls or emails are not being returned within a reasonable amount of time, chances are a potential buyer or other agent needing information may not either. Test the waters before signing on the dotted line. 3) Are you listing your property at tip top dollar? Chances are the agent is not consiering today's market trends. Unless your property is a show place then you should shy away from an agent comparing your property at a very high list price to get the listing. Many times simply looking at a MLS print out does not give you the edge on pricing. You should ask your agent to take you to several properties for sale in the area and see how you compare. 5) Home staging, a must in
today's market. Find out how to do it right!
